In Search Of . . .

A big part of our job is to help buyers find the right property. Our largest source of properties for sale is our Multiple Listing Service (MLS), though we may also find homes through other websites, seeing signs on properties of just word of mouth. In some cases, the right property just may not be on the market or may be about to come on the market. Below are general parameters for some of the buyers we’re searching for. Up to $350,000 for 3 Bedrooms in Uptown or NE Heights Area
This buyer prefers quality over quantity and will happily accept a smaller house that is more upgraded. Ideally ~2000 SF, but with the right floor plan 1600 SF could be a possibility. A three car garage would be a dream, but we realize the probability is low. Refrigerated air is high on the desired list and a yard large enough to enjoy but that doesn’t require a lot of maintenance. Up to $500,000 for 4+ Bedrooms, Two Living Areas in Georgia O’Keefe and Eldorado Districts
Location is the priority here, along with a large enough yard for kids to play — they would love a pool, but it’s not a must. Four bedrooms plus two living areas. They prefer not to be in an HOA neighborhood but do value well maintained properties and really value quality. Refrigerated air preferred. For the perfect property they can go over $500,000. (HOME FOUND!) Up to $525,000 for 5+ Bedrooms, Two Living Areas and Large (.75 Acre+) Lot
Buyers seeking a property with plenty of land to allow for sport and entertainment opportunities at home. A relatively flat lot with the house not in the center of the lot would be most appealing to them. They also need 5 bedrooms or 4 bedrooms and an office along with two living areas. Ideally one living area would be separate and able to be closed off. They are very flexible on area — willing to consider NE Heights, North Valley, South Valley and the East Mountains. (HOME FOUND!) Up to $450,000 in Nob Hill/Ridgecrest Area
Buyers seeking a home that would work well for an extended family living together. Two living areas with good separation between them would be ideal. Probably going to need at least 2400 SF, 3 bedrooms and a minimum of 2 baths and a one car garage or storage. Need a large enough lot to have outdoor space and room for pets. Single story preferred, however they will consider a two story if there is a master suite on the main level. Very flexible on style and condition and willing to purchase at a lower price and make renovations. Walkability is a strong preference — a location within 10-15 minutes walk to restaurants and shopping would be very attractive.
